Washington is one of the most beautiful states in this country. It is full of green trees, lakes, creeks, and other things that make it a desirable place to live. Unfortunately, there, as elsewhere in the United States, the rent is often too high for people with a low income to obtain adequate housing. Fortunately, there is a government program, called Section 8, available to help.

The Department of Housing and Urban Development (HUD) funds the Housing Choice Vouchers (HVC) program. Although Congress awards funds for this program it is managed by each state. Local housing authority agencies process applications for the vouchers, which will pay part of the rent for low income people.

The amount of the voucher is determined by how many people are in the family and the amount of income they receive. The applicant's income cannot be more than 50 percent of the area's median income. This means that the amount allowed for these vouchers can vary considerably, depending on location.

There is also a special program available for veterans, called HUD-VASH (Veterans Administrated Supported Housing). This is especially designed for veterans who are homeless or are otherwise eligible. This has been of great help to veterans who are in need of a place to live.

Washington State has Public Housing Agencies in every county. These agencies accept and process applications for Section 8 vouchers. When accepted into the program, low income families are able to obtain housing in privately owned rental housing with a choice to lease or purchase.

These rentals must meet HUD standards regarding building standards and conditions. This assures that the housing is in good condition and will be maintained, with any damages immediately taken care of. In addition, these rentals are ordinarily located in areas with access to schools, transportation, jobs, and other aspects of a good neighborhood.

Washington BOCA Code provisions require a certain amount of square feet be provided by the rental, depending on the number of occupants. This provision has been adopted by many municipalities and assures that a rental unit is not overcrowded.

Landlords welcome Section 8 occupants. In King County's voucher program, for example, there are over 3,000 landlords now participating in this program.
